Essential Housing is a housing program to help people who provide basic community services find housing near the locations where they work. Heritage at Cottonwood Creek reserves 50% of our apartments for this program.

To determine if you qualify under specific income guidelines, please review the information below.  

Application Fee:

· $50 1st adult, $25 each additional person 18+ years old

Income Requirements:

· Maximum Gross Income is 80% of area median income

· Minimum Gross Income to qualify is 2.5 times the amount of monthly rent

If your income is OVER the limits, please apply for one of our Market Rate apartments.

Income Verifications:

· Four (4) weeks of most recent consecutive Paycheck Stubs

· Obtain income tax returns for the most recent two tax years

· Obtain an income verification from the applicant’s current employer

· Obtain a Social Security Award Letter, no older than 120 days

· Current statement of Retirement or Pension Plan

Assets:

· If assets are under $50,000 an affidavit will need completed

· If assets are more than $50,000 provide: (if applicable)

· Current Checking Account statements

· Current Savings Account statement

· Copy of most recent Mortgage Statement and Real Estate Tax Appraisal

· Proof of Assets Disposed of for less than Fair Market Value within the past 2 years

These documents are required to provide proof of eligibility for residency at Heritage at Cottonwood Creek for apartments reserved for the Essential Housing Program. There may be additional items needed for your specific situation.
